Leases are generally straight forward. Generally, some form of lease is found and it gets modified to meet everyone's needs in the form of negotiating with the landlords. I will dig up the Bike Church lease and forward a copy on within the next few days.

I second the need for a copy of this! Especially if anyone has had a leasing situation where they were getting donated space and had to formally negotiate a procedure for a full-price renter wanting to move in....
