Keep in mind though that leasing laws vary by state - If possible, find a friendly lawyer to read over your draft lease before you sign.

Leases are generally straight forward. Generally, some form of lease is found and it gets modified to meet everyone's needs in the form of negotiating with the landlords. I will dig up the Bike Church lease and forward a copy on within the next few days.
